Kingscliff is a mix of long-established beach houses and newer architect-designed builds, plus the Salt and Casuarina developments south of the river. The maintenance work splits along those lines: the older beach houses are usually due for a soft-wash and a gutter clear; the newer builds want a careful operator who knows their surfaces.

Kingscliff is two different jobs depending on which side of the highway you’re on. The ocean side and the river bend get the salt, the sand and the holiday-rental presentation pressure. The newer Salt and Casuarina developments are mostly architectural and need surface-specific care.

The older beach houses tend to be timber framed with weatherboard or fibre-cement cladding, painted, and aging in the salt. A soft-wash and a paint-touch refresh keeps them looking right for another five to seven years. The roofs are mostly Colorbond, which means salt streaks and chalking are the maintenance concern, not mould.

The newer builds are where we pay closest attention. Charred timber cladding, polished concrete pads, stained-concrete driveways, painted blockwork — every one of those surfaces has a wrong way and a right way to clean. We do a test patch in an inconspicuous spot before we commit to the full surface, particularly if it’s an architect-designed property where the materials matter to the design.

Holiday rentals are their own scheduling problem. We work around the booking calendar, leave the place looking right for the next guest, and turn up reliably. Inconsistent presentation hurts your bookings; consistent presentation pays for the maintenance itself.

Yes, and we usually try to. Holiday-rental work means turning up clean, getting in, getting out, and leaving the place better than the cleaning crew found it. Send us your booking calendar and we'll schedule around the gaps.

We've got charred timber cladding on the architect-designed house — can it be cleaned without ruining the finish?

Yes, but it's a careful job, not a standard one. Charred timber (shou sugi ban) has a specific finish that high-pressure or aggressive detergents will damage. We use a low-pressure rinse and a finish-safe detergent, and we test a small panel first.

Driveway resealing for stained concrete — does it change the colour?

It can darken it slightly, depending on the sealer. We can do a small test patch in a corner so you see the colour shift before we commit to the whole drive. Stained concrete looks best with a penetrating sealer rather than a film-forming one — less obvious gloss, no risk of milky cure.
